Harb's Real Estate Wrap Up: Hurry up and wait!

As a Realtor, I love handing a first time home buyer, their keys.  I am excited when I successfully negotiate a contract for my client.  I love the anticipation of the first week of marketing a new listing.  We have primped; the ads are in place….

As with any profession, some aspects of our daily routine are not as enjoyable as others. One of my least favorite aspects of a real estate agent’s job is the “hurry up and “wait”.   Real Estate can be one big waiting game:

A new listing appears in the multiple listing service and we quickly contact our client so we can immediately show it.  If they love it we write an offer as soon as possible (trying to avoid multiple offer situations). 

We help our client coordinate the inspection and when necessary make repair requests and wait for the seller’s response.

We wait for appraisers.  We wait for lenders.  We wait for return phone calls.



Here’s the list of what Harb & Co (and our clients) are waiting on:

I have two new listings (both serviced by La Crescenta schools), we are prepping and then they will be listed in the Multiple Listing Service (MLS).

We are waiting for short sale approval on two homes, one Glendale, the other La Crescenta.  I represent the seller on one, Lisa the buyer on the other.

We are waiting on loan approval for four escrows, representing three sellers and one buyer.

Waiting for court confirmation on one San Fernando Valley condo (representing the seller).

And for several more clients, we are waiting for the perfect home.
