Is high end housing making a comeback in La Canada?

Million dollar homes are considered luxury real estate in some communities, while in others the bar is much higher.  So how did high end housing in the Los Angeles Foothills fare last year?  Let's start with the positive:

The number of $3,000,000+ homes sold in La Canada (2011) bumped up a notch, average price per square foot increased, as well as the average percentage of selling price to list price.  Days on market decreased from last year.

2011 Highest Priced Home Sold in La Canada: 5 + 8, 8380 sq ft, 1.42 acres on Georgian Rd.  Sold at asking price of $5,195,000.

That’s it for the good news on the luxury real estate market in the Foothills.

 

The number of $1,000,000+ home sales in La Crescenta declined, as did average price per foot, percentage of list price to selling price.  Days on market increased.

2011 Most Expensive La Crescenta home sale:  5 + 4, 5,310 sq ft, .63 acre on El Caminito.  Sold for $1,450,000 (91% selling price to list price).

The luxury market in Pasadena (homes $3,000,000+) also didn’t make a comeback.  The number of homes sold decreased, as did average price per square foot and the percentage of list price to selling price.  Days on market increased.

2011 Highest Priced Home Sold in Pasadena: 9 + 9, 35,000 sq ft, 2.45 acres on Oak Knoll Terrace. Sold for $7,500,000. 42% of original asking price.

Last year, Glendale had the worst performance for high end home sales.  The number of sold homes $1,500,000+ .plummeted.  Percentage of average sales price to list price dropped as well.  The silver lining is that the average price per square foot increased and days on market decreased.

2011 Highest Priced Glendale Home Sale: 5 + 5, 5,812 square feet, 1/2 acre on Virginia Ave.  Sold for $1,689,000 .(95% of asking price).
