Perusing the MLS

Realtors daily duties vary, some days we meet clients, while other days, we simply interact via email and telephone.  But the one thing most Realtors do daily is check the Multiple Listing Service (MLS).  We learn which homes just came on the market, which had price reductions, which entered escrow or sold.   Of course we are looking for homes to match with our buyers and checking out the competition for our listings.  But sometimes, I get distracted:

Although this La Canada home reduced their list price by $1,000,000 it didn’t sell. And also didn’t lease for $27,000.00 monthly.

This La Canada home recently came on the market… if it were my listing; I would have tried to convince the owner to remove the drapes.  Don't you think the heavy drapes make the home appear dated?

In 2004, I represented the seller of this La Crescenta home.  The buyer tore it down and built a 3200+ sq foot, 3 bedroom home which sold in 2005 for $1,450,000.  Recently listed at $1,200,000, the home didn’t sell and the listing has expired.

One of my favorite neighborhoods is 
Glendale’s Whiting Woods. Typically the homes in this desirable location sell quickly.   This Whiting Woods fixer was listed in March (2010) for $649,000, reduced in June (2010) to $595,000, reduced again in August, 2011 to $499,000 and finally closed escrow in December for $468,000. The real estate photos were amateurish, and this vacant home could have been made more inviting by staging with the existing contents.

This La Canada listing just expired and is now available for lease. It’s 1960’s mid century architecture is one of my favorite styles.  I believe that if the owner would have spent a little time rearranging, staging, and replacingthe kitchen floor pavers, the home would have sold.  In this real estate market, first impressions count more than ever.
