Showing homes is always interesting

What I love about Los Angeles home buyers is that each one is unique. 

I spent last Saturday showing homes in the Foothill’s community of Shadow Hills.  This lovely couple wants land and lots of it, room for a pool, sports court and RV.  Lots of closets and a big kitchen are a plus; this is definitely doable and affordable in Shadow Hills.  Some of the homes also offered horse facilities, barns, corrals - which would be great but not a priority for my clients.

Some homes had lockboxes while others were by appointment either with the owner or their real estate agent.  At the first home, I met a Realtor I had not seen in over ten years; her clients were home but they stepped out to the back patio to allow us some privacy. 

At one home the owner followed us from room to room, which was a real turn off.   Although the home was very tired it did offer a pool, but we really couldn’t comfortably comment about some quick and easy fixes with the owner on our tail. 

A couple of the homes smelled, one was musty the other had a cat but no litter box, and kitty was doing her business somewhere in that house.  

At another, the owner met us at the door, we were coming and he was going (just as he should be). He told me that he left us cold bottles of water, which we thought was very nice.  His home has been on the market 15 months. Out of curiosity, I asked my client why they thought his home had not sold.  The wife’s first answer was that he had too much stuff and that she couldn’t imagine her things in the home. 

Translation:  Home sellers who want to sell their home in the shortest period of time and for the most money should declutter and depersonalize.  Put away the collections, personal photos, awards and memorabilia.

The wife further added that the master bathroom was cramped, and tired.  Does this mean that home sellers need to remodel their home before selling?  Not necessarily, but after 15 months on the market, someone needs to get a plan as to how to get this nice man’s home sold.   Had he hired me, he would have had a complimentary home staging consultation, with my very talented home stager, Charis and I bet his home would have sold a year ago.
