Perusing the MLS

As do most real estate agents, I check the MLS each morning (multiple listing service) for new listings. I also check for price reductions and to learn which homes have entered escrow and which have fallen out. Listing agents offer different levels of marketing expertise:



*This is a listing on Markridge in La Crescenta, MLS Remarks read (typos not mine):  Located in GUSD school district. Water damage to two bathrooms more than likely there will be mold to clean up and will require an all cash or 60% down buyer. All kitchen appliances are excluded from the sale. House is not to be shown without an offer being submitted. DO NOT under any circumstances go on the property. Pool & pool equiptment will need to be drained and cleaned Unique floor plan. Living and master on top level, 3 bedrooms and study area on mid level, Grand kitchen and family room on lower level.

Sounds and looks entincing, don't you think? It’s also a short sale, and the listing just expired.  There was no photo of the grand kitchen (just the green pool), and no mention, that although this home is located in the Glendale school district, it is serviced by La Crescenta’s superior schools.

*The next listing is in the eclectic and popular Adams Hill neighborhood at 1111 Yale Drive, Glendale. MLS remarks read: New cabinetry in living room (2010), new fixtures/faucet in kitchen (2011), new bathroom fixtures/faucets (2011), resurfaced dining room floors (2011) new roof (2006) new fence/fresh paint (2011), new garage door (2007) water heater replaced (2011).

And there isn’t even one photo!  I checked the property history in the MLS and it sold in 1997.  At that time a different listing agent gave the marketing a little sizzle and the MLS remarks read (I can’t take credit for typos/punctuation): Grogeously Remodeled By An Arcitect,This Home Has Views From Most Of TheRooms. Two Full Baths, A Master Suite With Walk-in Closets. Wood Floors,Berber Carpets, Light And Bright, Best Materials And Workmanship. Lots OfWindows, Central Air And Much More! Hurry And Dont Miss Your OpportunityTo Sell The Special Secluded Home.

Curious? Is the home still  secluded with a view?  Because that excites me more than a new water heater.
