Lowest Interest Rates in 50 years, but what does that mean to you?

*Loan Amounts under $417,000: 30 year fixed interest rate, 0 points are available in the 4.125% range.

*Jumbo Conforming Loan Limits are scheduled to be reduced from $729,750 to $625,000 on Friday.  Difficult for me to fathom that it really is going to happen as it puts a further kick in the pants to the real estate market. Loan Amounts under $625,000 OR $729,750 (if the amount doesn’t get reduced/see above): 30 year, 0 points available in the 4.25% range.

*Loan Amounts under $2,00,000: 30 year, 0 points are available in the 4.75% range.

IF you refinance, contact me so I can help you with providing the appraiser comparables (comps). There have been many changes in mortgage lending and the appraisal process has greatly changed and not for the better.  I will try to find the best comps to provide your appraiser.

You should also provide the appraiser a list of all improvements, such as copper plumbing, newer roof, and designer appliances, etc. – spell it out for them.

AND if you are one of the unfortunate homeowners who owe more than your home is worth, please contact your lender at least three or four times a year.  Try for a loan modification or an interest rate reduction.  It’s unfair that this group of homeowners can’t join the interest rate party.  Keep pushing.
