43% of Glendale home sales were foreclosures or short sales

As a Realtor selling Glendale homes, it is crucial that I keep apprised of current real estate prices in each of the communities in which I work.  At the beginning of the month I search the multiple listing service (MLS) and examine last month’s closings.



The good:
The number of homes sold/closed in August increased by 1
The average sales price increased
Absorption rate decreased

The not so good:
Considering the number of Glendale short sales and foreclosures, it is not surprising that the average price per foot decreased, and the days on market increased
Selling price to list price decreased as well
