When should a home seller contact a Realtor?
I love when home sellers contact me at least a month before going to market. I recently listed a Glendale townhome. Here’s how it is going to go down:
Week one: Listing Contract signed
Homeowner met with my home stager for their complimentary consultation
Week two: Estimates for paint, new stove & laminated hardwood in the living room
Complete disclosures
Seller closes escrow on their new home and the work on that purchase commences
Weeks three and four: Coming Soon advertising to commence
Repairs on their new purchase in progress
Week five: Seller moves into their new home
Coming Soon advertising continues
Paint, new laminated/wood floor in living room, carpet cleaning, new stove, and full cleaning on their prior residence
Week six real estate photographer has photo shoot
Advertising continues
MLS (multiple listing service submission), broker’s open house, twilight open & Sunday open
I will keep you posted so we can see how we do with this schedule. Everyone's time frame is different, in this instance much will depend on the homeowner's move.
Ohh… the details: 1734 N. Verdugo Rd #12, Glendale, CA 91208 $375,000 2+2+ loft, 1501 sq ft, YB: 1980. This townhome offers a lot of space and natural light, vaulted ceilings, master retreat w/walk in closet. It feels more like a home and is located in a small complex with a pool.







It seems like you are doing an extremely thorough job at marketing this house.
How hard was it to convince the homeowners to pay for staging and repairs? Did they expect you to pay for the staging costs?

I include staging as part of my services, so no need to convince. Actually, it makes sense for me to do so, because I sell my listings faster.
I was fortunate that this homeseller understood the need of putting their best foot forward in this more difficult real estate climate.

I like this kind of strategy inorder to sell the property faster. I think as a real estate agent you must have a customer friendly strategies.
