Glendale, luxury real estate market

Now that -the year is more than half gone, let’s take a look at the luxury real estate market.  As each Los Angeles community has its own price point, I prefer to look at individual cities.  There have been no $2,000,000+ home sales reported in the Multiple Listing Service (mls) this year.  The highest priced Glendale homes to sell year to date:

1460 Melwood, $1,655,000, 4+5, 4412 sq ft, 19,166 lot, built 1927

1505 Virginia, $1,689,000, 5+5, 5612 sq ft, 22,050 lot, built 1986

$2,000,000+ home sales in Glendale are few and far between.  According to the multiple listing service, there have been sixteen $2,000,000+ sales since 2001.  The most recent were in 2010, none this year:

221 W. Kenneth, $2,370,000, 7+6, 7388 sq ft, 37,026 lot, built 1932 – 335 days on the market (dom)

1913 Woodholly, $2,455,000, 5+7, 8186 sq ft, 22,401 lot, built 1990 – 346 days on the market (dom)

There are four Glendale home listed (currently available) for over $2,000,000:

2047 Rimcrest, $2,899,000, 5+6, 8143 sq ft, 10,370 lot, built 1988

2126 Rimcrest, $2,500,000, 6+8, 5696 sq ft, 54,057 lot, built 1990

1862 Greenbriar, $2,375,000, 3+3, 2974 sq ft, 163,350 lot, built 1946

804 W. Kenneth, $2,375,000, 4+5, 5830 sq ft, 31,000 lot, built 1928

Which of these homes do you think will sell first?
