31% of Glendale home sales were foreclosures or short sales

As a real estate agent selling Glendale homes,  it is crucial that I keep apprised of current real estate prices in all of the communities in which I work.  At the beginning of the month I search the multiple listing service (MLS) and examine last month’s closings.





The good:
Number of June homes sold (closed escrow) highest for the year
Average selling price increased from April & May (second highest for the year)

Consistent:
Average days on market has been fairly consistent for Glendale real estate this year
Average selling price to list price has also been fairly consistent
Absorption rate also remains in the same range
