As Realtors constantly confer with buyers and sellers regarding real estate prices, agents need to keep apprised of housing trends. Each month I research the MLS (multiple listing service) to determine current real estate market conditions. I compiled the following statistics for La Crescenta real estate:
In May:
The number of homes sold in La Crescenta decreased, days on market increased
Price per square foot and average selling price increased, Percentage of selling price to list also increased, the absorption rate increased.
Part of the pricing increase is likely due to the fact that in April, 45% of La Crescenta home sales were forecloses or short sales. In May, the figure dropped to 24%. Distress sales often have deferred maintenance and therefore sell for a lower price per square foot than a standard sale.
