45% of La Crescenta home sales were foreclosures or short sales

Its spring and La Crescenta home sales are finally back on track.
The good:
The number of La Crescenta homes sold in April nearly doubled from last month. Average price per square foot is up.
The bad:
Days on market increased, but I think much of that can be attributed to lender snafus and it taking longer to close a loan. Average selling price decreased. Percentage of selling price to list decreased (lowest of the year).

The ugly:
45% of La Crescenta home sales were short sales or foreclosures.
Last year the home buyer’s tax credit stimulated our local real estate market. Last April more homes sold, average price per square foot was over $40 higher, average selling price over $50,000 higher. The percentage of list to selling price was over 100%. Short sales and foreclosures were a major force of the La Crescenta real estate market and accounted for 39% of last year’s April sales.
