Home Selling 101

You have your home listed for sale.  And you made certain that you decluttered, cleaned, removed any odors and that you never followed potential home buyers around during showings.  You don’t answer nosey questions and sabotage your own sale… 

But now after ten days on the market, not only don’t you have an offer you don’t even have a hint of an offer.  Make certain that your real estate agent:

1)   Used high quality photos to market your home.  These photos should be visible on a variety of websites such as www.Realtor.com, your Realtor’s website, their blog, perhaps Craig’s List, Truila, etc.
2)   Advertised your home in the appropriate local print publications, such as Homes and Land Magazine, Shopping for Real Estate, LA Times, etc.
3)   Held an open house to the broker community, (and if the seller allowed) held the home open the first Sunday AFTER the broker’s open.

If it’s been ten or more days and you don’t have a whiff of an offer, check to be certain that:

1)   You real estate agent returns phone calls. I won’t show a home to a potential client without first verifying that the listing is available and to learn if there are any offers on hand. If I plan to show a home, but the Realtor will not return my phone call, I will not show the home.  Why would I run the risk of disappointing my client by showing something that might already be in escrow?
2)   Review your listing in the MLS, are the comments enticing, are the photographs attractive?
3)   Check your home’s price range in www.Realtor.com, what’s your competition, how does it stack up against your home?

Ask your agent:

1)   What have been the comments (feedback) from Realtors who have previewed and/or shown the home to clients?
2)   What are the current comps, and what listing price do you recommend?
3)   Are there any inexpensive improvements I should make in order to get my home sold for the highest possible price?

Home sellers keep in mind; your Realtor only controls the marketing plan. The home buyer controls the ultimate selling price.
