Open House or Not?



The ideal purpose of an open house is to sell the home.  A bonus for the real estate agent holding the home open is that they have the opportunity to meet potential buyers and neighbors who may be considering the sale of their home.

Broker’s Caravan Day (or broker’s tour) allows each new listing to be showcased on Broker Tour.  Each community holds their tour on a different day:

Tuesday: La Canada, La Crecenta, Montrose, Glendale 91208
Wednesday: Glendale
Thursday: Pasadena, S. Pasadena, Altadena, Burbank
Friday: Sunland, Tujunga, Silver Lake, Los Feliz

Realtors go from home to home comparing the new listings. Personally I prefer the public open house AFTER the broker’s tour.  At the time of the broker’s open, the attending Realtors are informed of the upcoming open house.  These agents can then bring or even send their clients.  My goal is to make it easy for other Realtors to sell my listings.

I am also a fan of two hour open houses.  When the open house is properly marketed and held open for just two hours, there is typically a steady stream of traffic.  It is much safer when there is a constant flow of people coming and going.  Also the steady flow can put buyers in a more competitive mode.
