LA Luxury home sales: La Canada, Glendale, Pasadena and La Crescenta

The Los Angeles real estate market is cooler in some neighborhoods than others.  Let’s take a look at the high end luxury housing market.


2010 luxury home sales in La Canada plummeted compared to its neighbors.  In 2009 LaCanada’s high end market had a bit of a rebound, but in 2010 homes sold over $3,000,000 decreased by more than 50% from last year. Days on market for La Canada luxury homes increased to 215, average selling price to list decreased to 88%.  In 2010, only three La Canada homes sold for over $3,000,000.  The range was $3,040,000 - $5,050,000 for new construction in La Canada’s Chevy Chase Canyon: 5 +7, 7,442 sq ft, 25,000+ sq ft lot.

Neighboring community La Crescenta is more affordable than La Canada, and I consider their luxury market to be homes selling for $1,000,000+.  La Crescenta’s high end market fared better than La Canada, the number of homes sold increased 2010 vs. 2009 and the days on market (length of time to sell) decreased.  High end home sales in La Crescenta
  ranged from $1,010,000 - $1,412,500 for a 4 + 3, 4,332 sq ft home built in 1949 on a bit more than an acre.

Homes in Glendale  selling for $1,500,000+ in 2010 doubled from 2009; days on market decreased.  In 2010, twelve homes sold in Glendale ranging from $1,500,000 - $2,455,000. The most expensive Glendale home sold
was Woodholly Ct., five bedrooms, seven baths, 8,186 sq ft on a 22,000+ sq ft view lot.

Pasadena’s luxury home sales  also reflected a strong rebound from 2009; the number of Pasadena homes selling for more than $3,000,000 jumped dramatically from 2009.  Days on market did increase; average selling price to list price increased.  In 2010, thirteen Pasadena homes
 sold over $3,000,000 ranging in price from $3,070,000 - $6,900,000.  So, what does $6.9m get you in Pasadena? 1920’s Mediterranean with five bedrooms, eight baths, 8,225 sq ft on 29,000+ sq ft lot.
