In May 2008, Glendale’s Americana at Brand began selling their luxury condominiums.  Initially Glendale’s Americana pricing was ambitious with asking prices ranging from the low $700’s (for the smaller 1300 sq ft units) to over $2m.  Originally the residences were not listed in the multiple listing service (likely to avoid paying a commission to the buyer’s real estate agent).

It didn’t take long for Caruso to realize he needed both the local real estate agents and the MLS in order to start moving these Glendale condos and in July, 2008 he hosted an open house for the Los Angeles, San Gabriel and San Fernando Valley real estate community. 



A, 3 +2 (1686 sq ft) unit was just reported sold in the multiple listing service:
 
*Although initial sales began in May 2008, this unit was not listed in the multiple listing service until May of 2009
*Originally listed at $806,600
*Reduced July 2010 to $744,000
*Entered escrow in November and closed December 2010 for $669,000, taking over two and one half years to sell this Glendale condo!
