Why it pays to deal with a real estate pro

Sometimes when a termite company inspects a home, they recommend that the home be fumigated (tented).   Recently Lisa and I were in escrow (representing our buyer).  The seller’s agent provided a termite report indicating extensive repairs and a fumigation. 

As close of escrow approached, Lisa contacted the seller’s agent to follow up on the fumigation.  The seller’s real estate agent advised Lisa that there was a new report and the 2nd report, indicated that the home didn’t require tenting.

The first thing we did was contact Los Angeles termite experts, Tri-Pacific for a third opinion.  As we didn’t represent the seller, the seller’s agent had to give the go ahead for the third inspection. As time was of the essence, Tri-Pacific’s (owner) John took the initiative and inspected the home on a Saturday.  Not only did the home require a tent as previously indicated by termite company number one. But termite company number two, who stated that they made all of the necessary repairs, overlooked some of them.



Tri-Pacific agreed to meet termite company number 2, and point out their deficiencies.  Termite #2, will tent the home for the buyers. Fortunately for our buyer, Tri-Pacific will recheck termite company 2’s work.
