It's real estate, not rocket science
Unfortunately, sometimes a home will fall out of escrow. Occasionally the appraisal comes in low; sometimes the buyer gets cold feet. Other times the buyer’s inspector uncovers more defects than anticipated, and the buyer and seller can’t negotiate the repairs.
Most things in life can be solved by a system. When agents or buyers call on my listings which are in escrow, one of my first questions is: “May I have your name and number so that I can call you if the property comes back on the market?” I write their information on an old fashioned message pad and highlight the property address. In the event the home falls out of escrow, it is easy to flip through the message pad and make the calls. This isn’t rocket science this is real estate.

I check the MLS each morning for new listings and price reductions for my buyers. Recently, the price of a mid-century home was reduced. I had seen the home and liked it. It sold immediately after the reduction, before I could even show it to my client.
I phoned the listing agent and asked him if he would call me if the home fell out of escrow. The home just fell out of escrow and I was never contacted by the listing agent. Why? Because he lost my number - he didn’t have a simple system in place.
