One in four La Crescenta home sales are foreclosures or short sales

Real Estate Sales Transactions, La Crescenta, September 2010:

La Crescenta’s real estate sales transactions reflect that 25% of La Crescenta homes sales are foreclosures (REO’s) down from last month’s 39%.  While the number of La Canada homes sold increased September over August , La Crescenta saw a 30% drop in sales volume for the same time period.

Average price per square foot is down to the lowest level for the year, average selling price is also at the lowest level of the year. 

The silver lining is to look at La Crescenta’s September standard sales: average selling price to list is over 100%.

    The fact that properties are selling for nearly 100% of listed value in many areas throughout southern California is a reflection of the artificial scarcity in the supply of homes for sale caused by various government interventions in the market. The ratio of supply vs demand is not going to get much more in a sellers favor, especially with all the major banks holding up all their foreclosure sales for review.
