An unsuccessful Offer

Last week Lisa wrote an offer that didn’t pan out.  This is real estate and we don’t always represent the successful bidder in a multiple offer situation.  But the other agent made a stressful experience worse. He had Lisa and her clients jumping through hoop after hoop, and of course everything needed to be done immediately. 

First he insisted that Lisa hand deliver the offer to him in a sealed envelope.  This makes sense when the envelope remains sealed, and all of the offers are reviewed with the seller at the same time. 

But this Realtor opened the envelope and went over the offer with her. So Lisa brings the sealed envelope so  that he can open it.  No, he could not do this via email; he wanted to do this in person. And forget about being green, he also wanted Lisa to make a copy of the offer and all attachments (37 pages).  Don’t ask me why, maybe he has stock in a paper company. And apparently he insisted that the other four offers also be submitted in duplicate.

Second he wanted to be certain that Lisa went over comps with our buyer.  So, Lisa forwarded this agent, the email she sent the client with the comps.

We try to stay on the cutting edge of real estate technology and have been using an online signing platform for over a year: Docusign.  Lisa’s clients signed electronically.  This agent apparently has been hiding under a rock for the last couple of years and Lisa had to type a memo to him explaining Docusign.



Unfortunately, after jumping through all of these hoops, Lisa’s clients did not get the home.
