Is it short sale fraud?

I sold this Glendale home in 2008 for $615,000, I was the listing agent, which means I represented the seller.

My MLS Marketing Remarks: Sited on a quiet street in highly desirable North West Glendale, this residence boasts the opportunity for possible future expansion. Fast Forward to January 2009, when this listing expired. They were hoping to sell for $629,000

Fast Forward to June of this year when this home sold as a short sale, with only 20 days on the market. The home was listed for $459,000, and sold for $390,000.

The new agent’s MLS Marketing Remarks: Great opportunity to own this Glendale starter home. This home offers 2 bedrooms & 1.25 bath. The detached garage has been converted to a work room. Cute back yard!!!

These are the photos of the home when I sold it.  The bathroom count is 1 3/4, not 1 1/4, and this is not a $390,000 home.






So why did this Glendale home sell for only $390,000? How did the lender approve the short sale at this value?

According the MLS this home sold and closed escrow within 20 days from the list date.  How did they get the short sale approved so quickly?

The typical commission on a short sale to the buyer’s agent is between 2.5% - 3%.  Why did this listing agent only offer 2%?  Was he trying to discourage other bidders?

As a member of the Multiple Listing Service, I am required to report selling information.   The selling agent information is also sketchy, just a first name, no last name, supposedly works for  E.E. Inc whom I have never heard of.  Hmmmm
