28% of Glendale home sales are distress sales
- July’s MLS statistics reflect 50 homes were sold, highest month year to date
- Average sales price up from May/June, down from April
- 60 Days on Market (COM) – same as June
- Average sales price is up, highest year to date
- Average Selling Price to List Price is 97.98% - well priced homes continue to sell quickly and often over asking price
- Distress sales are down from last month’s 39%
I think the percentage of distress sales (foreclosures and short sales) are skewing the numbers:
- Average standard sale is $827,139, Average short sale $631,375
- Average standard sale selling for 99.05% of list, Average short sale 94.06%
