Harbs Real Estate Wrap up

After a slow start… eighteen days and half a dozen offers, I finally got Saticoy in escrow.  The buyer is in the construction business and has waived his inspection contingency.
 

The inspection issues on Oakwood have been resolved: no concessions, it is sold as is, after all there is a back up buyer.  Now just waiting on the appraisal.

 

Justin: after last week’s back to back open houses, I am expecting an offer.. but I have an inkling it might be low  ;-(

 

The short sale which I rushed to write the offer for on Mother’s Day  – was approved.  I think it’s a real estate  miracle, and a good lesson for my cranky meter. The inspection was Saturday.  Typically on short sales, the buyer pays the cost for termite repairs; the termite inspector is scheduled for today.  The air conditioning and or heating may be shot, and there are some electrical issues – cha ching!  I will have a heating and a/c person provide an evaluation this week as well.  Hopefully the costs won't be too steep.  It's a big disappointment for a buyer when inspection issues are overwhelming.  On short sales there aren't typically credits given for defects.



RE: the probate condo, which I and another agent diligently worked to sell on Christmas Eve – the one where the lender lost the trust deed and because of that there is a cloud on title.  The attorney is still getting the run around regarding the verbally negotiated payoff.  Read more about the $200,000 lending mishap and write your congressman thanking him that we bailed out these jokers.

 

And this weekend, I wrote an offer.  It’s easy to show homes to buyers, but because of the lack of inventory it is hard to get to the offer stage. Let's hope it gets accepted.
