How to Sell Your Home for the least amount of money, part 2

This home has such a charming exterior, just a few minor (and inexpensive) changes would make it pop.

When you view a home for the first time, the lawn is likely 30% to 40% of the picture.  A green lawn greatly enhances curb appeal.   If your goal is to sell your home for the least amount of money possible, do not prepare your front yard for sale.   When potential buyers drive by your home it should look as unappealing as possible.

Yard care:  Savvy home sellers who know that a sale is in their future will, if necessary throw seed on the lawn during winter and let the rain work its magic.  But those who want to sell their home for the least amount of money will make certain that when it comes time to come to market, the lawn will have brown spots, bushes and shrubs should be spindly and not pruned.

Be certain not to brighten up a drab home with any colorful flowers or potted plants.
