Agents get descriptive with their remarks in the MLS

Each morning, I and thousands of other Los Angeles real estate agents search the multiple listing service for new listings and price reductions.  While searching, I sometimes get distracted by the agent’s description aka agent remarks.

There is the over the top description, with the poor grammar and spelling errors:  “A fantastic all remodeled and well cared for in the prime Glendale Rancho offers: 2 tastefully remodeled bathrooms, frameless shower door, CAPPUCCINO vanity in both bathrooms, Hardwood floors and Italian tiles in the kitchen, Family and Bathrooms. Granite Counter Top, Roof, Air Conditioning less than 4 years Old, much moor”

Private agent remarks read: “This is a Short Sale and all the terms and conditions, including the commission, are subject to the line holder approval.”

If you are curious about the phenomenal “CAPUCCINO” vanity, I was too; thankfully he is referring to a color and not a cappuccino machine in the bathroom.


Then just the facts: “Serene, high above Foothill. Front porch with Mountain Views. Private backyard with a variety of fruit trees. Home has been well cared for over the years. Formal Dining room with picture window. 2 car attached garage with access from the house. Blue Ribbon Schools. Hardwood floors, ceiling fans.”

Then fluff sprinkled with truth: “This impressive Mediterranean is sited on half a level acre in one of La Canada's most coveted walking neighborhoods. Special features include a charming hexagonal office, four bedroom suites, hardwood floors, copper plumbing and a lovely back yard with gated pool and gazebo. Recent improvements include new condenser for central air, updated master bath, new tile roof, freshly painted interior and exterior, and grey water system. Bring your contractor and see how you can make this versatile floorplan work for you.”

Then there is Madison Avenue Enthusiasm: “Charming and Adorable Home on a really 'Leave It To Beaver' peaceful cul-de-sac street! Large living room with wood burning fireplace, built-in book shelves and boxed picture window! Formal dining room with built-in! Remodeled kitchen with top appliances and garden window! Beautiful hardwood floors and a newer bathroom! Professionally landscaped yard with large patio in a very private setting, perfect for summer relaxation and entertaining! Detached bonus or recreation room plus a darling play house! A wonderful opportunity! A rare gem! And great schools!”

Then the get down to business: “2br-1bth House in Front with 1br-1bth Guest house in Rear. Great Fixer Property with Tons of Potential. Front House 2br-1bth with Living Room, Fireplace, Eating Area, Kitchen, separate Laundry Room, Backyard and 2 Car Enclosed Garage. Back House 1br-1bth with Living Room, Eating Area, Kitchen and Private back patio. Back Guest House Has Rebuild Letter From City! Property Selling in As Is Condition. Located in the Heart of Glendale. Just West of Pacific Blvd. Diamond in the Rough! Tons of potential waiting to come out! Hurry Before its Gone!! ****Regular Sale***”
