41% of Glendale’s April home sales were distress sales

58% of Glendale homes sold  in March were distress sales; April’s decline to 41% is an improvement.  Average price per square foot is up from last month, but days on market and percentage of sales price to list worsened.



Interesting for home buyers to note: the discount taken off list price is greatest for standard sales. Foreclosures on average are selling over asking price and short sales on average are selling just about asking price (99.94%).
