Harb’s Los Angeles Real Estate Wrap Up
I can’t believe the month of April is nearly over and summer is quickly approaching. Presently, we don’t have vacation plans. Both my daughters will be home from college in the summer and I would love to coordinate some type of family vacation.

This week has been busy successfully negotiating the physical inspection of my La Crescenta listing on El Moreno. The owners of this home contacted me over a year ago. They wanted to move after June's school year. For a year we have been moving towards getting their home on the market at the appropriate time.
I have been successful in selling the majority of my listings over asking price with multiple offers. I hold back to back open houses and then of course our local real estate agents also show the home. Often it’s a revolving door during the first week of marketing. The owners of El Moreno, thought they would like to come on the market while they were on vacation so that the non-stop showings during the first week wouldn’t be such a disruption. It worked and upon their return last week, I put their home in escrow.
My La Canada listing on Oakwood has been reduced and I now have several offers, I am hoping I can get that home in escrow next week.
It appears that the cloud on title for the Encino condo is resolved. The buyer's lender has finally ordered the appraisal. As this is a probate sale, the attorney has requested that the buyer remove all contingencies prior to the court date. This one has been dragging for much too long.
Nearly two months ago, Lisa and I wrote an offer on a Glendale condo which is a short sale. We are still playing the short sale waiting game.
Well priced homes continue to be in demand and we have a handful of very well qualified buyers that we just can't find the right home for. This keeps us busy daily: searching the MLS, previewing homes and networking with homeowners and other real estate agents about upcoming listings.
