Liar, Liar, Pants on Fire

Although, I spent well over a decade in the mortgage banking business,  when I began selling real estate I stopped making loans.  I never felt comfortable wearing the lender and real estate agent hats at the same time.

Earlier this week, I received this email from a lender/Realtor.  I have no idea why he is bragging to me as I won't be hiring him to sell my home. What did catch my attention is that he sold the home in just four days.  Many homes (other than luxury high end homes) are selling in multiple offer situations for over asking price.  By selling his client’s home in just four days, he likely short changed them. 



Typically most Realtors will at a minimum host a broker’s open house and an open house to the public prior to selecting an offer.  For example: my new listing at 4342 Oakwood: I will be there today and Thursday (La Canada and Pasadena) for broker’s open house, Thursday evening for a twilight open house and again Sunday afternoon for one more open house.  Regarding his “call to action”: “call me I can save you thousands of dollars”.  Based on what? By not exposing your home to all qualified buyers willing to compete in a multiple offer situation?  There is no shortage of well qualified buyers, only a shortage of inventory. 

I think his call to action should read, “call me; I can lose you tens of thousands of dollars”. 

His ad in last week's paper indicated it now took seven days to sell the same house.



I must be exceptionally cranky today, because I just couldn't resist checking the MLS (Multiple Listing Service) records to learn what the MLS records indicated.  Did it take 4 days, or 7 days to sell this home? Hmmm..... MLS records indicate it sold in 10 days. I don't think anyone should trust a Realtor who can't count from one to ten.
