A New Year – Time to turn over a new real estate leaf :  If your home is going to market in 2010, your list of New Year’s Resolutions should include learning how to increase your home’s showability.  

FIRST IMPRESSIONS:
1. Blooming flowers are in the flowerbeds, which have been freshly mulched. The lawn is green and recently mowed.  Trees and shrubs are pruned.
2.  The front porch looks inviting. The front door, mat and hardware are clean; no chipped paint, no unattractive screen door.
3.  Driveway, walkway and home exterior is clean (power washed). 

KITCHEN:
1. The kitchen is spotless, (walls, ceiling, appliances). 
2. Appliances are current, cabinets have been decluttered and the hardware (knobs) is appropriate for the style of home.
3. Counter tops are free of clutter and appliances (mixers, etc.).  Magnets, calendars and papers have been removed from the refrigerator.

MASTER BEDROOM AND BATH:
1. The master bedroom is soothing and calm; it gives the appearance of a Five Star Hotel.   Gym equipment is out of site, the closet has been decluttered and it appears that there is more than enough closet space.  Jewelry and valuables have been removed.
2. The bed is the focal point of the room, the bedding is neutral and in good condition.
3. The master bath has a spa like feel, shampoo and hair appliances are out of sight. The bathroom is immaculate, toilet lid down. Prescription drugs have been removed.

LIVING ROOM:
1. Conversation areas are defined, the room is not overcrowded with furniture. Visitors can walk around the living areas without bumping into furniture. 
2. Focal points have been created.
3. The furniture looks appropriate and won't be a distraction to buyers.
4. Personal photographs, collections and other distractions are packed out of sight.

BACK YARD:
1.  All toys are neatly stored, patio furniture looks inviting.
2.  Trash cans and lawn equipment are out of sight.

IN GENERAL:
1. All bedrooms are clean and tidy.  Children’s and teenager’s rooms have been neutralized. 
2. The home has been freshly painted with neutral colors. 
3. Make yourself scarce for showings and don't answer probing questions.
