Learn why most Realtors© dislike short sales
This 2 + 2 La Canada home was recently listed as a short sale for $395,000. MLS remarks state:
Once in a lifetime an opportunity comes along that you simply cannot let pass you by. This is that opportunity. Exquisite culdesac location in the heart of La Canada. The home is tucked behind lush greenery and a huge Pine tree. Safely hidden and yet situated so that there are views from the back garden area. The fantastic waterfalls and ponds greet you on arrival. Inside is your lovely retreat just waiting for you to come home & add your personal touch. Fireplace in the living room, open kitchen area w/breakfast bar, lovely courtyard/atrium (now enclosed as a music room) area. Master bedroom w/full bathroom, plenty of closet space. This area boasts one of the best school districts in Southern California. This is your opportunity to become part of a very elite neighborhood and an incredibly caring community. When you look back at the opportunities that came your way, will you be able to say that you did what you had to in order to capture them!
Private Agent Only Remarks State: Aug 26 Update: Bank has approved the short sale and accepted the highest offer. COE in 30 days. Back Up #1 & 2 have been notified. Thank you for your offers & submissions. No further offers are being reviewed at this time.
The MLS remarks claimed: This area boasts one of the best school districts in Southern California. It seems misleading that it was not clarified that the home was serviced by Crescenta Valley schools and not La Canada schools.
This home sold for $555,000 or 140% of asking price. Many Realtors© dislike short sales because some listing agents place ridiculous prices on them; buyers get excited about the ludicrous prices and Realtors© make offers for buyers who are ultimately disappointed. Yes, some short sales do go through, but they sell for market value - just like this 2 bedroom home.

Phyllis,
It is very frustrating to represent buyers on short sales or foreclosures these days. It seems like every listing is priced well below market to generate a quick sale. Sometimes they do sell for below market, but most of the time it is market. It is getting better though.

By the time the buyer accepts the poor condition of the home, waives the termite and home protection, I haven't been seeing deals.
