What does sold prior to processing mean?

Perhaps you have noticed the term “sold prior to processing” noted in MLS remarks. It simply means that the listing was sold prior to it being submitted to the MLS.  Natalie and I finally finished up negotiations for our desperately seeking buyer  and found a home for them not yet listed in the MLS.  The owner’s were relieved to not spruce up and to not have buyers and Realtors© traipse through their home.  And Natalie and I are relieved we found these buyers a great home.

    Hi Phyllis,
I enjoy your blog and I noticed on another local agents site that she has properties listed as "quietly marketed". What is the advantage to that and what exactly does quiet mean?

I would "assume" it means that the home is not listed in the MLS.  Most home sellers do find it to their advantage to fully expose their home on the market to achieve the highest price. But in some instances not submitting to the MLS, might increase the buyer's sense of urgency.  Feel free to call me - I would love to discuss this further.
