Real Estate Lending Update

Most homebuyers need a loan to purchase a home, very few, pay cash.  The lending industry is in a flux; I am sure they will calm down but for now, more than ever, home buyers need an experienced lender and an experienced real estate agent. 

I love Floyd Walter’s Mortgage Facts

Fact #1:   If you have to play the game, know the rules.  Lenders can no longer order the appraisal directly with the appraiser.  The lender must use a third party called an "Appraisal Management Company" (AMC).  The AMC is simply a middleman.  The lender orders the appraisal through the AMC, who then orders the appraisal with the actual appraiser.  Once completed, the appraisal is returned to the AMC who delivers it to the lender (no, I am not making this up!)
 
Fact #2:   The rules of HVCC prevent the lender from communicating directly with the appraiser.  The appraiser still needs to speak with the Realtor in the case of a sale and the homeowner in the case of a refinance.  This is where we can do our best to be sure the appraiser gets pertinent information about the influence of school districts, major neighborhood boundaries, any fact that truly influences the value of your home.
 
Fact #3:    In defense of appraisers in today's market, most of them do not like HVCC.  The AMCs like it, but appraisers are not happy about the changes.  When providing facts to the appraiser it is important to keep in mind that they are just human.  If we fill their mind with too many "little" facts the major facts that influence the value of your home may be lost on them.  Keep it clear, factually informative, but simple.
 
Fact #4:   We all can do more.  There is an effort in Congress to put an 18-month hold on HVCC and the National Association of Realtors has now joined the fight.  The strength and support of the NAR is a big stick to wield and very welcomed.  You too can join me and others, in the effort by calling your congressperson today and letting them know you support HR 3044!
