May Real Estate Wrap Up, the good, the bad, the ugly

When I started the Los Angeles Real Estate Blog, I decided to write about the good, the bad and the ugly in real estate. May has been a great month for Natalie and me, with Memorial Day around the corner, I don't anticipate too much action next week.
The good:
*Our El Moreno listing sold over asking price in multiple offers
*A previous client referred first time buyers to Natalie and they purchased a Foothills short sale which the lender approved
*A friend of our family is purchasing a Pasadena condo for his son; we are waiting for written short sale approval but as with Natalie’s short sale we are buyer number 2 and the wait shouldn’t be too long.
*I sold a Glendale duplex to a past client, inspection issues have been negotiated and we are waiting for loan documents and closing.
*I sold a Burbank pool home to a client; we hope to resolve the inspection issues.
*The La Crescenta 1920’s Spanish Colonial will be coming on the market this month
The bad:
*Our clients were outbid in multiple counter offer situation
*Natalie wrote an offer on an overpriced La Crescenta home, which the seller won’t respond to. This is a common occurrence, some home sellers are pricing aggressively and selling over asking price and others are taking a long time before they understand the realities of today’s market.
The ugly:
*I have not been successful with the Orange Grove condo. Open houses, price reductions, renovations. Doesn’t anyone appreciate location, location, location?
