What do we do now? The Tale of a mid century Orange Grove Condo
We had three open houses: Twilight Open, Broker’s Open, and a Sunday Open. We have advertised in all of the local papers and the primary areas of the Internet. We have followed up with the showing Realtors and I have also shown this fabulous mid century condo several times. We have had nearly 100 showings.
I love this unit and know how wonderful it will be with updating but potential buyers are walking in and feeling overwhelmed. We have pulled it from the market and are regrouping. The cottage cheese is being masked, the residence freshly painted and the hardwood floors repaired and refinished. Our home stager will select paint colors and the shade for the hardwood floors.
It’s interesting to keep up to date with remodeling costs, so I thought I would share ours with you.
Cottage Cheese Masking: $2,822 – now for the extras: closets, cabinets, remove drapery rods & fill holes, prime & paint ceilings – the actual total $4,564
CONTACT: New Life Ceiling (800) 799-7540
Anticipated Start Date: 3/9/09
Hardwood Floors: $3,800 (does not include the $15 a foot for repair of prior pet or water stains)
CONTACT: Nardoni Hardwood Flooring (818) 956-1733
Anticipated Start Date: to be determined
Interior Painting: $3,100 + $400 for wall paper removal kitchen and bath.
CONTACT: Luis Bravo (323) 422-3590
Anticipated Start Date: 3/18/09
Let's keep our fingers crossed.
