Home buyers love hardwood floors

I have never had a potential home buyer tell me that carpeted rooms are high on their "wish list", BUT I have had many tell me that they would love a home with hardwood floors. Natalie and I met our Realtor Gal Pal, Chris this week at her listing on Canada Blvd.  Chris finally convinced the owners to expose the hardwood floors in the living room and the change is a major improvement.  Obviously when selling your home you want to make a good first impression.  This home’s living room is grandly proportioned and offers a 10 ft ceiling but unfortunately the wood windows have been replaced with metal.  Now that the floor is exposed, the unattractive windows and slider are not as noticeable at first glance.

The floors weren't refinished, only the carpet pulled and thrown away, not a big expense.  We decided that a mirror or picture over the fireplace might call more attention to this as a focal point. (photo taken with camera phone - I am not the photographer, Chris and I both hire professionals for our listings)

After our “meeting” we brainstormed while lunching at the Americana’s Frida restaurant.  I had not yet eaten there and thought their food was excellent. Thanks for lunch Chris!

Now I have to hurry, I am meeting my friend from Rome for lunch!!

We are at what I consider the pre-listing stage, I have a signed listing agreement, but we are not ready for showings or MLS submission. Listing Details: Location, Location, Location! 3 3 first floor (rear unit – away from the street noise) 1753 square feet, realistically priced at $599,000. By 1900, Pasadena had become a favorite winter destination of the wealthy, with many of the finest homes being built on Orange Grove, hence the nickname “Millionaire’s Row”. I have always been enthralled with Pasadena’s Orange Grove condos. Many of these units are great examples ...

I continue to reiterate that real estate is regional; real estate in Los Angeles is different than the Inland Empire or Las Vegas. According to the National Association of Realtor’s blog the following home fads are falling out of favor : 1. Fireplaces - I disagree, even with our warm California climate, most home buyers still tell me that a fireplace is high on their wish list.2. Carpet - I agree, most home buyers express a preference for hardwood floors. 3. Living room - An elegant living room, although seldom utilized, continues to be desired by home buyers ...

I showed a Burbank foreclosure on Sunday and on paper the home appeared to be a great buy. When I arrived the front door was open and there were four groups of people all ready looking at the home. I did a quick walk through before my client arrived. Below I have guesstimated what the actual cost might be: Let’s start at the front: Remove and replace old shake roof - $15,000Remove tree and roots uplifting pool deck - $5,000 Replace ugly back slider -$3,000Gut and remodel kitchen - $60,000Update ¾ bath - ...
