Los Angeles Home Sellers, Do NOT chase the market, price to sell
In August I had posted regarding homes in Glendale, La Crescenta, La Canada and Pasadena which had been on the market for over one year. Below are the MLS stats for the homes noted that have had a change in status:

On the market a total of 502 days
Original List $1,849,000
Reduced to $1,549,000
Leased for $5,200
91103 Pasadena
On the market a total of 544 days
Original list $579,000
Reduced to $519,000
Status: expired (didn’t sell)
91011 La Canada
On the market a total of 372 days
Original list $2,595,000
Reduced to $1,995,000
Status: withdrawn (taken off market without selling)
91207 Glendale
On the market a total of 752 days
Original list $1,699,000
Reduced to $1,359,000
Status: expired (didn’t sell)
Advice for Los Angeles home sellers: price your home aggressively, there should be no wiggle room. Hopefully your home will sell within the first two weeks at or over asking price (in a multiple counter offer situation). Don’t chase the market, it doesn’t pay.
