Clearing up the media's misconception regarding the Los Angeles Real Estate market

I recently had an appointment with a potential home seller and one of his first statements was his belief that this is a terrible time to sell a home because potential home buyers can not obtain financing I am hearing versions of this misconception repeatedly and it is simply not true. Those with good credit and verifiable income continue to secure financing. 

Lenders are paying closer attention to qualifying borrowers and more documentation is required than previously.  If you are in the market for a real estate loan, I have a list of lenders on my vendor list

This time of year, when I meet with potential sellers my primary question is about the timing.  Do you need/want to come on the market now with the holidays approaching?  Or do you prefer to prepare the home for sale and get a jump start on the market in January?
