Lautner homes slow to sell in the Los Angeles Foothills
Is this a sign of the real estate times? There are two John Lautner homes in the Foothills, one in La Canada and one in Glendale’s Whiting Woods. 
According to the MLS the La Canada Lautner was sold in 2004 for $2,000,000 then again in 2007 for $2,000,000. Known as the Gantvoort home, it has been reduced to $1,650,000, which appears to be a bargain for this 1700 sq ft architectural gem on an 11,000 sq foot lot with pool.
The Whiting Woods Lautner, known as the Schaffer residence does not offer a pool, but is similar in lot size and interior square footage. Originally priced at $1,958,000 it has been reduced to $1,775,000.
So why no takers? Obviously the real estate market has slowed, but the fact that each of theses homes has been on the market for nine months indicates a deeper issue. Apparently, Glendale, La Canada and La Crescenta home buyers are reluctant to pay the pricing premium for a name architect. Architectural homes are quite popular in these neighborhoods but in more affordable price ranges.
Both of these homes are in the 1700-1800 sq ft range. Each offers excellent school systems; at their current pricing the La Canada Lautner will be a wise investment for some fortunate home buyer.
