Glendale, Americana condos: going, going gone?
In response to my entry re: Americana Condos – How can Caruso sell them?
An Americana buyer posted these comments on my entry:
"Phyllis, you’re absolutely right! These condos are for the young and hip crowd in Glendale, and at the prices (and incentives) they’re having to give them away for, they’re an absolute steal. And, as the Americana becomes a Los Angeles hot spot (like the Grove became) I foresee an inevitable serious return on investment in the coming years.
This development was built to be sold at $750K - $3M, and this economy is forcing them to unload at a steep discount.
It’s an awesome entertaining home for young people with:
Incredibly built out units (GE Monogram kitchens, hard wood floors, museum quality walls)
Concierge Service and Food delivery
14+ Eateries on the property
75 trendy retail stores
18 Theater Cinema
FREE Valet parking for residents and guests (and free valet parking at the Grove)
Use of two amazing sets of pools and gyms (complete with pool tables, saunas, steam rooms, etc.)
With the concept over 20 years in planning (Glendale Redevelopment Agency), they are not building any more Americana’s in Glendale anytime soon. I think if you’d enjoy living in a hip/lively spot in Glendale, believe in the development, enjoy entertaining guests, it’s a no brainer at today’s prices, especially if you take into consideration the quality/value you’re getting for bargain prices."
I understand that some of the special incentives are only offered for 2008 purchases, so if you are thinking of purchasing an Americana residence, think this year for the best unit selection and incentive package. Prices currently start in the mid $500's - very exciting pricing! My father who is a very wise man, constantly tells me, "the time to consider any investment is when everyone is moving in the opposite direction; when everyone is investing in something is not the time to make money - don't have the sheep mentality." or simply: you Snooze, you lose!
I have also heard that several Glendale Realtors, have purchased units at the Americana.

Pricing is getting better and better at Glendale’s Americana. They have had a sizzling hot price reduction. Homeowner’s Dues (HOA) which include pool, barbecue, sauna, hot tub, gym, club room, valet parking, and one call concierge may still be a bit high at $876 - $939. But I think we might be able to negotiate an initial subsidy. Interested? Call me: (818) 790-7325 ... -
