What's the matter with these Los Angeles homes?
Just in the Multiple Listing Service this morning....And two homes caught my eye:
The first is listed at $995,000 and has been on the market for 68 days. The “private agent remarks” read: "This is a probate sale probably without court confirmation. Sold As-Is without warranties expressed or implied. Property is court appraised at $1,015,000. Executor can accept any offer in excess or 90% of that amount which is $913,500"
This is one more reminder that what a home appraises for and what a buyer is willing to pay are two different things.
The second home is a 1923 California bungalow (??) gone bad. There is just something the matter, and I can’t quite place it.. Is it the wrought iron rail? Or the stucco? Or the columns? I can’t quite determine what style this home was originally. Any guesses?

Phyllis: The bottom house looks like an institutional building - lacking in character or charm. This can be easily remedied by creating a planting bed along the foundation and adding plants to break up the hard lines and metal railing. I would probably suggest Iceberg roses along the front of the house with some low growing color at their base (like Impatiens) and something like variegated Pittosporum along the sides. A couple of trees planted in the front yard would also break up that large expanse of grass.

WOW! You are amazing! What an excellent idea - and not that expensive - they or their Realtor should hire you.
