Americana Condos – How can Caruso sell them?

Americana's asking prices are down, the HOA dues have been decreased- now under $900! And if you close escrow this year you get two free years of dues PLUS valet parking for life for you and your guests.  WOW!

The Americana should quickly (before our hot weather fades) host a weekly swim night at what should be Glendale hottest pool.  The number of guests will need to be limited, admission could be charged and proceeds donated to a local charity such as the Glendale YWCA.

I think the mark may have been missed with the affluent Glendale retiree – the residences are just not large enough.  So Rick, market the hip affluent crowd! They are ready willing and able – sell the lifestyle!

These condos are for the young and hip crowd in Glendale, and at the prices (and incentives) they’re having to give them away for, they’re an absolute steal. This development was built to be sold at $750K - $3M, and this economy is forcing them to unload at a steep discount.

It’s an awesome entertaining home for young people with:

Incredibly built out units (GE Monogram kitchens, hard wood floors, museum quality walls)
    Concierge Service and Food delivery
    14+ Eateries on the property
    75 trendy retail stores
    18 Theater Cinema
FREE Valet parking for residents and guests (and free valet parking at the grove)
Use of two amazing sets of pools and gyms (complete with pool tables, saunas, steam rooms, etc.)

With the concept over 20 years in planning (Glendale Redevelopment Agency), they are not building any more Americana’s in Glendale anytime soon. I think if you’d enjoy living in a hip/lively spot in Glendale, believe in the development, enjoy entertaining guests, it’s a no brainer at today’s prices, especially if you take into consideration the quality/value you’re getting for bargain prices.

Louie, thanks for your thoughts.  I agree the timing for an upscale buyer on this couldn't be better. The time when buyers make money is when they move away from the pack - good for you! I wish you must success.
