Home Buying - The Inspection Contingency
About a month ago, we had a phone call from a new buyer who was referred to us by previous clients. We quickly had them pre-approved & started looking at homes. To our surprise, we found their dream home after only viewing five homes. Now one short month later, we are in escrow! We scheduled the home inspection for Tuesday and after the inspector’s determination of the home’s weaknesses, the buyer had a few concerns.
Currently the washer and dryer are located in the garage and there is no direct access from the garage into the home. The home buyer wanted to know if it would be possible to relocate the washer and dryer to the home - where in the home, we had no clue.
Thankfully, Phyllis has a list of vendors that she has accumulated over the years. I called Les of Les Soltes Construction & Repair –fortunately, he was able to meet us this morning. We were so grateful to have him with us, as his expertise offered my clients several viable solutions. Now, the ball is back in my client’s court…decisions, decisions.
Les, who remodeled Phyllis’s home office and added her garage, has been a great asset to us and our clients. Les, thanks for your expertise today!

Oooohh, what a question? What occurs AFTER the buyer conducts their inspection? My “pat answer”: “it depends”. The home buyer has looked and looked, pondered, and finally made the decision to proceed to purchase a home. Then BAM – the inspection! Natalie wrote an offer last week on a foreclosure, after the hoopla of the multiple offer situation and then the “all cash offer” that never materialized, Natalie and her home buyer were the “lucky bidder”. Now the inspection: We are NOT shocked that the old shake roof needs to be replaced The air ... -

You’ve made it! You priced your home aggressively, you sold it quickly, you survived the buyer’s inspection period and are nearing the close of escrow. But you are not quite done; prior to close of escrow most California home sellers (other than some institutional or probate sellers) are required to have their hot water heater adequately braced and smoke detectors in the appropriate areas (which differs by city ordinance). Additional retrofit requirements are mandatory for homeowners in the city of Los Angeles, such as Eagle Rock, Highland Park, Toluca Lake, Sunland, Tujunga, etc. the following must ... -
