Glendale area Realtors Crowd the Americana Broker’s Open House

Rick Caruso knows what all topnotch Realtors know:  if you want to draw a Realtor crowd – provide food.  It never fails, provide food and Realtors come out in full force. Last night’s Broker’s Open at Glendale’s Americana was no exception.  We were wined (champagned) and dined – it was a very elegant affair.  I and fellow Glendale Realtor Chris Zastrow attended last night’s invitation only event. 



We give it thumbs up! The pool area is lovely and I wish I could offer a better photo than the one provided in the MLS because it does not do it justice.  The units are lovely, and again I wish the photos were better, the residences are beautifully staged.  The balconies provide lovely views of the pulsating action below and it was not noisy (Wednesday evening at 7 PM).  The gym was fabulous and boasts plasma TV’s; the shower area includes plush towels (I had to touch).  Overall I think the concept and final product are fabulous.



The only downside is the Homeowner’s dues which I am told are in the process of being brought down to under $1,000. I suppose if you look at the “value” side of the dues – you could lose your gym membership (I don’t have one so don’t know what they cost). Here’s a partial rundown of what you get for your HOA money:

24 hour doorman – no more stalkers
Valet parking
Pool, spa, outdoor barbecue
Community room with full kitchen

Monterey Towers:
HOA dues are in the $700 range – has anyone taken a good look at the exterior of this building lately? It is very architecturally appealing and looks great in the Glendale skyline.
Park Towers: HOA dues are in the $600 range.

Is the Americana worth an additional $400 in dues each month? If you can afford it, the answer is yes.

The marketing materials distributed last night are first class, my only suggestion: Mr. Caruso hire a professional photographer to take the photos for the MLS– the photos in the MLS don’t do the residences justice.

And if you close escrow this year you get two free years of dues PLUS valet parking for life for you and your guests. WOW!
