How much value does a pool add to your Los Angeles home?
As the weather warms, homes with swimming pools are more inviting. In higher price ranges, a home without a pool or at least room for a pool is at a major disadvantage. Many home buyers in the $1.5 million+ range insist on a pool and won’t look at a home that doesn’t have pool potential (room for a pool).
Gone are the days of cement back yards and swimming pools. The deck area needs to be attractive, there also needs to be room for grass and greenery. In addition, an outdoor barbecue area or in certain price ranges the outdoor kitchen go hand in hand with the pool.
As with any home improvement the cost can snowball as you tie the project together. And then of course solar heating or an automatic pool cover are certainly a plus. I live in a neighborhood with established (old) trees and my pool only gets direct sun at noon when the sun is directly overhead. It's outrageously expensive to heat my pool. Each year I threaten to cut down a tree, but I can’t bring myself to do it.

Yeah, you're right, especially in this price range, a house that doesn't have a pool or space for one is definitely not a good buy. A pool is so attractive in LA, however not many houses actually have them, as you would expect! I find them more frequently in Florida, to be honest. But in any case, a pool will definitely help in selling the house, I agree!

In this financial crisis, if I were to buy a house in this price range I'd expect it to have a pool and a pool cleaner included. I can say for sure that a pool will increase the value of a Los Angels home and will make it a lot more attractive for potential buyers.

Pools can be very expensive, but its awesome to have one to yourself. If you ever have had to share one with annoying kids or strange people, you'll understand why its so nice to have your own.

Having a pool in LA would be a big plus for market value, but in other places in the east, it would take away value to the property and they even fill it in.

I've found a good rule of thumb for increasing the value of the home with a pool is not to exceed 20% of the house value. So, if your house costs $500,000, then don't spend more than $100,000 on the pool.

I think that a pool is a must in a home where you are spending so much money. I do recognize, however, that any Los Angeles pool would not be complete without a Los Angeles automatic pool cover. You need to keep people safe, after all.

Thanks for the great article, I definitely agree! A pool can add so much value to a home in southern California, especially when it has an automatic pool cover and a nice deck and grass area around it!
