How much value does a view add to a Los Angeles home?
What's the Los Angeles View Factor?

There are views and then there are VIEWS! There are city lights views, mountain views, canyon views, golf course views, tree top views, peek-a-boo views, jet liner views......and on and on. According to Marilyn Lewis, "View properties are worth more, sure, but there's no hard-and-fast rule for calculating how much more. Guess too high and a beautiful home can sit and sit and sit, ignored by buyers in even the hottest market. Too low and you've just handed the next owner thousands of dollars, perhaps much more."
NOTE: to potential home sellers – if you have a view home and are thinking of selling, take a photo today - the skies are clear and as we approach summer your view may disappear.

Years ago, I had the honor of selling one of Adams Hill’s finest residences. As with many of the view homes on the hill, there were steps leading to the front door but this home had more steps than most, I think over 40...It was a hot summer day and most of the people driving by the open house would slow, look at the stairs and continue on. But near “closing” a 30ish ... -

As a real estate agent, I have favorite neighborhoods. I love special homes, not stucco boxes, I prefer interesting neighborhoods filled with different styles of homes. Many of Adams Hill's homes were built in the 20's and 30's and offer amazing architectural elements. The Hill also offers a selection of mid century homes. Adams Hill in Glendale provides an affordable option to Los Feliz homes AND with superior Glendale services such as police, fire and schools. If you are a home buyer preferring view homes, and don't require a large level lot, you should check out ... -

While city views add more value to homes than mountain views, my preference is mountain views.

My realtor says that my home has a peek a boo view. Its not a huge view but it sure looks great on a clear day or sunset.

A peek-a-view is certainly better than no view
