Imagination, Innovation – Realtor's Advertising

Listed in the MLS for Glendale; MLS remarks: "Located in nice tree-lined neighborhood. Starter home or investment. 2 beds/1 ba + bonus room (main house). Hardwood, recessed lights, upgraded kitchen, covered back patio for entertaining. Extra/bonus room (back). 2-car detached garage, long driveway. Selling in its present condition."

This is one of three photos  in the MLS - are we selling the couch?  Love that the window a/c unit is prominent in the photo, the "glimpse" of hardwood is good, the fireplace is great but the couch is the focus!!! Does this make you want to run out & see this house???? It’s $490,000 in Glendale, BUT has been on the market for a total of 232 days.  Seems like this home seller doesn't have a chance!

The Previous listing agent was just as imaginative, their MLS remarks read: "One floor Single Family House, 2 Bedrooms, 1 Bath and Large Bonus Room. Hardwood and Tile Flooring, Fireplace, Upgraded Kitchen. Two Car Garage and Carport. Backyard Patio and Covered Porch. Beautiful Suburban View."

This is their one of three photos... patio looks VERY intriguing but the MLS doesn't really "sell" this feature and the present listing doesn't include this photo - (I suppose because that Realtor is selling the couch!)

You may recall my post back in March regarding the home with the poor multiple listing service photos. This Glendale home was listed with two different Realtors; the most recent listing was for $499,000 and after 180 days (or 313 TOTAL days on market) sold for $440,000 or only 88% of final listing price. Glendale home sellers have on average been selling for over 95% of list price. Home staging, and professional photography are a critical aspect of a home seller's marketing. ...

Pictures sell and this says a small house with no a/c to me. A good starter home it would seem. I would if having three choices the front exterior of house shot, kitchen and bonus room. I take up all rugs and show those floors. Smaller furniture would make this property look better and maybe remove half the furniture to appear more open.
