The annual excitement is the Rose Parade; The 5.5 mile parade route begins at the corner of Ellis St. and Orange Grove. A great viewing opportunity for the area residents is the fact that the floats line up late the night before. Many of the Orange Grove owners host New Years Day parties for their friends, and these invitations are highly sought after.

Housing Stock:
First floor units and those with 3 bedrooms (or 2 & den) are the most popular. At present there are 19 units listed for sale. Asking prices range from $629,000 - $1,388,000
For those who prefer “new”, there is a condo conversion off Orange Grove on Orange Grove Circle. They will be selling several phases; the first phase has been released (priced from $720,900 for a 2 & 2 - 1,527 sq ft). They are beautiful and located on a lovely cul-de-sac. This indeed is a beautiful city and anyone would love to live in this area. Sounds like a great place and I am sure many will find appealing. New construction in our area has remained a great alternative. Many developers offered discounts and this has brought alot of interest as they come with 10 year warranty.
Love the Rose Parade have watch them all my life and would someday love to see one in person. To the luck few who get to attend one of those parties how luck are you!

I have over the years enjoyed the Rose Parade and thought it must be a beautiful place to live.
It looks like a wonderful place to own a house. The luxury market always seems to do well in most any market. It looks like a great alternative this condo and I think many would enjoy. We have built many condo's in our are and they seem to be used by residents and people vacationing as a second home.
