El Tovar - Glendale's Mansion Controversy

Mired in controversy for years, Glendale’s El Tovar home has expired from the Multiple Listing Service (MLS)
MLS Stats:

$3,995,000
8 bedrooms & 10 baths, 14,625 sq ft on a 54,450 sq ft lot
Original List Date: 9/5/07

And unfortunately the most recent listing agent “forgot” to use a photo, BUT the agent that had the home listed in 2004 & 2005 used this one:

Those MLS Stats:
$7,915,000 (listed 7/19/04 and expired 12/17/05)

Current Tax Records show:
Only 6 bedrooms and only 7 baths, 11,619 sq ft and a lot size of 52,347
Hmmm… so I am wondering if the remaining sq ft (beds & baths are still unpermitted after ALL of this time)

How does a residence, the building permit for which is limited to 8,000 square feet, grow, when constructed, to a mansion of over 13,000 square feet in size?
