What do Realtors check in the Multiple Listing Service?
One of the first things Realtors do in the morning is to check the MLS. Once we have checked, we can plan the remainder of our day. What are we looking for?
We need to keep current with new listings and recent price reductions
We may have buyers for these listings; and we may need to show these listings today.
New listings and price reductions may affect our own listings; we need to be aware of the competition of our listings at all times. We will need to keep our sellers apprised of the changes in the market.
We will be checking the caravan list (a list of homes on Broker’s Tour – generally new listings or price reductions). Tuesday, is La Canada & La Crescenta Caravan, Wednesday, Glendale, Thursday, Pasadena and Burbank. The purpose of caravan is that appointments aren’t required to view the list of homes during the caravan hours and generally the listing agent is at the home “with the door open” – no lockbox is necessary. This is an extremely quick and efficient way to view the new listings and some Realtors bring their clients.
We are also checking recent sales and selling prices, to make certain that we are current with prices.
