1) Replace every light bulb in the home with the highest wattage allowed
2) Declutter and clean
3) Accent with fresh cut flowers, or a bowl of fresh fruit (a little color IF needed)
4) Create focal points (typically architectural/selling features: such as a picture window fireplace, etc.)

This is how photos in the MLS (multiple listing service) should look:A professional real estate photograph is well lit. Kudos to this homeowner's Realtor, because they are doing a great job. Now let's look at the others:Crooked photo of cluttered, room - there is too much "going on" (table cloth is distracting it should have been removed) - they apparently didn't stage or declutter this home-----------------------------------------------------------------------------------------Obviously this photo is too dark, I have never had a buyer tell me they are looking for a home that is dark; Not once in 19 years! Every picture does tell a story, as I was perusing the MLS, I noticed this Glendale home had a 10% price reduction. Often times a little elbow grease and furniture rearranging is more advantageous than a price reduction. In the living room, the fireplace and bay window are obscured by furniture. The kitchen appears to be only five years old, it's a shame the counter tops aren't cleared. ... -

You may recall my post back in March regarding the home with the poor multiple listing service photos. This Glendale home was listed with two different Realtors; the most recent listing was for $499,000 and after 180 days (or 313 TOTAL days on market) sold for $440,000 or only 88% of final listing price. Glendale home sellers have on average been selling for over 95% of list price. Home staging, and professional photography are a critical aspect of a home seller's marketing. ... -

I love to read! Some of my favorite authors are David Baldacci, John Grisham, and Nelson De Mille. I also enjoy historical fiction and recently completed The Boleyn Inheritance. But what to do with the books after I have read them? I seldom reread a book, just move on to the next one. I have a small bookshelf in our den, but it couldn’t hold one years supply of books. There I keep my favorites, books given to me, my childhood favorites, a few reference volumes and treasures from past family member’s libraries. I know ... -

What makes a home a deal? I can show a home seller how to maximize their selling dollars by home staging. But not every seller wants to bother with staging, some (for whatever reasons) want to get on with their life, they don’t need or want every last dollar from their home. I explain to my (buyer) clients: If you are looking for a “deal”, find a home where the systems (copper plumbing, updated electrical, roof, etc. are newer) and that silly little inexpensive things like missing switchplates, torn screens, etc. haven't been addressed. Perhaps the ...
